Const. art. 4, § 112: Class I, single-family owner-occupied residential, is assessed at 10% of true value; Class II, all other real property, at 15%; Class III at 15% and Class IV public utility property at 30%. Mississippi tax-lien county. Jackson County Tax Collector holds the annual online tax lien sale via GovEase beginning the last Monday of August, running ~5–7 days until all delinquent parcels sell. Online registration opens the last Monday in July at govease.com/auctions. ~5,000 parcels advertised annually historically. Owner has two years to redeem through the Chancery Clerk at 1.5%/month interest on the tax amount (overbid generally not refunded on redemption). After sale ends, Tax Collector turns files over to Chancery Clerk. Gulf Coast / Pascagoula–Ocean Springs–Gautier market.
