Tax lien sale
PLEASE NOTE THAT THE MINIMUM BIDS FOR PROPERTIES IN THE COUNTY TAX SALE, UNLESS OTHERWISE STATED BEFORE THE AUCTION, INCLUDE THE PROPERTY TAXES THAT ARE DUE AND PAYABLE IN THE YEAR OF THE SALE, REGARDLESS OF WHETHER THEY ARE DELINQUENT, IN CONTRAST TO THE MINIMUM BIDS FOR COMMISSIONERS’ CERTIFICATE SALES HELD UNDER IC 6-1.1-24-6.1. If you are considered a Formal Association by the Indiana Secretary of State (Common examples are: Corporations, S-Corporations, Limited Liability Companies, Nonprofit Corporations, Limited Partnerships and Limited Liability Partnerships), you must bring with you to each sale that you intend to bid at a certificate of good standing or authority from the secretary of state to the county treasurer per IC 6-1.1-24-5.1. The certificates will be kept by each county and not returned. Your online pre-registration will be effective for any live tax sale performed by SRI this year. There is no need to register more than one time per year if you are attending a tax sale performed by SRI. To provide the easiest check in as possible please download and print the pdf available at the end of the pre-registration process. Please pre-register AT LEAST 2 working days prior to the sale. If you wait until the night before the sale we may not have your information processed and you will have to re-submit this information at the sale.
County-run certificate sales; unsold liens may go to a commissioners' sale.
Inherited from Indiana rather than researched for Fayette: type, redemption, returns, statute, notes.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Indiana assesses at 100% of true tax value (assessed value has equalled 100% of true tax value since the 2001 assessment year), so the statutory ratio is 1.0. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
