Deed Sale
Treasurer’s Deed Auction is a live auction held at the Baca County Courthouse on the first possible Wednesday auction date at 10:00 am unless continued. Upon the conclusion of the sale, the winning bidder, referred to as “Purchaser”, shall remit payment in Certified Funds. No personal checks will be accepted. Similar to a tax lien, the legal owner of the property remains the assessed property owner. The Certificate of Purchase does not entitle the Purchaser the right to secure, maintain or enter the property and such action could be considered as trespassing. The purchaser’s entitlement to the Treasurer’s Deed arises only upon the expiration of the redemption period. Until that time, the assessed owner remains the legal owner of the property. Upon issuance and recording of the Treasurer’s Deed, the Assessor’s records will be updated to reflect the new Owner of Record.
Many counties run online lien auctions in Oct/Nov.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Colorado assesses residential property at two rates since SB24-233. For school district purposes the 2026 residential rate is 7.05% of actual value; for local government purposes 6.95% is applied to actual value less the lesser of 10% of actual value or $70,000 as adjusted for inflation, an effective rate near 6.26% below $700,000. Commercial and agricultural property is 25% for 2026, down from 27% in 2025. This entry uses the school rate, the higher of the two residential figures.
