Florida hybrid: (1) Okaloosa County Tax Collector sells tax certificates annually online (opens early–mid May, closes on/before June 1; bid-down from 18% max); (2) after ≥2 years from April 1 of sale year, certificate holder applies for tax deed; Clerk of Circuit Court & Comptroller runs online tax deed auctions on Bid4Assets. Certificates may be redeemed until full tax-deed payment is made to Clerk. Tax deeds sold AS-IS buyer-beware; may be subject to additional taxes/liens. Surplus list posted after sales.
