Deed Sale
Payment must be made in one of the following forms: 1.Cashiers Check (made payable to Sheriff City of St. Louis) 2.Money Order (made payable to Sheriff City of St. Louis) 3.Cash The full amount for all properties purchased must be received by 2:00 pm on the date of sale without exception. Payment is to be made on the 8th floor Sheriffs Office in the Civil Courts Building. Failure to pay the bid price will result in loss of bidding privileges. Pursuant to section 92.840 of the Missouri Revised Statutes [www.moga.mo.gov], the successful bidder should wait at least two (2) weeks after the sale and then must file with Division 29 in the Circuit Court of the City of St. Louis a motion to confirm the sale of property and must have the appraiser at the confirmation hearing to testify to the reasonable value of the property. The purchaser must also notify the attorney for the Collector of Revenue, the attorney for the Sheriff, the previous owner, and all lien holders of record, if any, of the date of the confirmation hearing through the mail. It is the purchasers responsibility to provide the court, at time of the confirmation hearing, a full legal description of the property purchased. Failure to do so will result in additional expenses and delay in recording the deed. If the successful bidder fails to pay for the property by the end of the day, the parcel is re-offered the next day. If the bid price for the same parcel of property is significantly less than the bid price on the first day, a loss results which can be recovered against the original successful bidder. Mo. Rev. Stat. 513.240 (2007) [www.moga.mo.gov]. The Sheriff will proceed to recover the loss, with costs, by filing a motion in the Circuit Court of the City of St. Louis against the original successful bidder.
Quiet title is standard practice before marketable resale of city land-tax deeds; title insurance can be difficult without curative work.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — RSMo 137.115(5)(1) assesses real property by subclass as a percentage of true value in money: residential 19%, agricultural and horticultural 12%, and utility, industrial, commercial and all other 32%. This entry uses the residential rate. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
City of St. Louis (independent city, FIPS 29510) runs frequent Land Tax Sales managed by the Sheriff's Office (not a once-yearly county collector sale like surrounding Missouri counties). Collector of Revenue handles taxes; Sheriff auctions parcels with delinquent land taxes ~5 times/year outdoors 9:00 a.m. on the 11th Street side of the Civil Courts Building (10 N Tucker Blvd). Bidding starts at taxes owed. Pre-register online for bid number; bidders must not have delinquent city taxes or housing code violations. As of 2026 season, cash no longer accepted. Lists posted ~2 weeks pre-sale. City process differs from St. Louis County sealed-bid certificate sale — do not confuse the two.
