Upset Sale
**All prospective buyers shall pre-register 10 days before the sale. Registration packets are available at the Tax Claim Bureau Office or by emailing the above email address. Each potential bidder is required to register. Bidders will be registered once ALL COMPLETED forms are returned to the Tax Claim Bureau. Bidder numbers will only be distributed on the NIGHT OF THE SALE to those bidders who have completed a Bidder Registration Packet. Under NO circumstances will bidder registrations be accepted after the cut-off date (September 17, 2026). 1. The properties are being offered for sale by the Jefferson County Tax Claim Bureau without any representation, warranty or guarantee, whatsoever, either as to the existence, correctness of ownership, size, boundaries, location, structures, condition of structure(s) or lack of structure(s) upon the lands, liens, title or any other matter or thing whatsoever. 2. TERMS OF SALE: Payment in full is required, the night of the sale, for all properties purchased. Additionally, a 1% local transfer tax and 1% school transfer tax, deed prep fee ($30.00 per deed), recording fee ($58.75 for 4 pages and 4 names, each additional name there will be an extra $.50). Per County Ordinance No. 2024-02, effective January 1, 2025, establishing a Jefferson County Demolition and Rehabilitation Fund, each and every separate parcel of real estate sold at tax sale... shall be subject the purchaser's obligation to pay the said fee in the amount of two hundred fifty dollars ($250.00). Furthermore, subject to the purchaser's obligation to pay demolition fund recording fee of fifteen dollars ($15).
