Registration and terms

Registration will be 8:00 AM to 9:00 AM. All participants must be registered prior to 9:00 AM. If you are a new participant, we will need a W9 Form. All parcels published will be sold individually by electronic drawing from the bidder numbers assigned at registration. If your number is drawn, you have the option to pay the amount advertised and acquire a Certificate of Purchase or decline it. All bidder numbers are electronically drawn an equal number of times.

WY caveats

NO BIDDING. Wyoming allocates liens by random draw rather than auction — the certificate is taxes plus costs and the return does not depend on competition. Our own calendar records Uinta County's procedure as 'Random Selection'. A model that assumes premium or bid-down behaviour does not apply here.
A FURTHER 3% PENALTY IS EARNED IN THE FIRST YEAR, on top of the 15% per annum, and is not in the tier — one number cannot hold both. Year one is therefore better than modelled and years two to four are as modelled.
FOUR YEARS BEFORE A DEED, SIX BEFORE THE RIGHT LAPSES. The holder may apply for a tax deed only after four years from the sale and not more than six. Capital is committed for at least four years, the owner may redeem throughout, and a holder who sleeps past six loses the ability to take title at all.
Wyoming is the longest hold in this file. At 15% simple that is attractive on paper, but auctionToMarketableMonths is 54 and the money is illiquid throughout — compare against what else that capital could do over four and a half years rather than against a one-year lien state.
Assessment is by use, not county: 11.5% industrial, 9.5% everything else. This row uses 9.5%.
The 2025 homeowner exemption (W.S. 39-11-105(a)(xlvi), Enrolled Act No. 60) exempts 25% of fair market value on a single family residence and its improved land, capped at the first $1,000,000, first applying to tax year 2025; from tax year 2026 the claimant must actually reside there at least eight months of the year. Note this is an EXEMPTION, not a rate change — press reporting of an 8.3% owner-occupied rate described a floor amendment that did not survive into the enrolled act.
