Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Oregon has no statutory assessment ratio. Measure 50 (Or. Const. art. XI, § 11) set each property's maximum assessed value at 90% of its 1995-96 real market value and caps growth at 3% a year, so assessed value is the lesser of MAV and real market value and drifts below market over time. 0.536 is the statewide ratio of assessed value to real market value the Department of Revenue reports for FY 2025-26, up from 0.526 in FY 2024-25. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
Strongly recommended before resale given quitclaim conveyance and possible residual encumbrances.

Property Management sells tax-foreclosed surplus via sealed-bid public auction as needed (no fixed season); last sealed-bid reading cited July 23, 2024. As of May–July 2026: no properties available and no next auction date posted. Notice published 4 weeks in Register-Guard before sale. Winning sealed bidder: 20% deposit within 24 hours of opening; balance within 5 business days. Private sale path for unsold or low-value unbuildable parcels after Board Order. Eugene–Springfield metro.
Inherited from Oregon rather than researched for Lane: type, redemption, returns, statute.
