Tax Sale
The sheriff or his agent will sell the property to the highest bidder for cash upon oral bids under the rules governing auction sale generally. The bid must start at the amount of the opening bid set out opposite each tract, and no bid for less than this figure can be accepted by the officer conducting the sale. The property is being sold for taxes, all sales are made subject to a right to redeem within in the time and in the redemption period. Tax sale purchasers do have a legal right of possession of the property during the redemption period.
Common after redemption expires for insurable title near the university market.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Texas requires appraisal at 100% of market value as of Jan 1 (Tex. Tax Code § 23.01). Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
Texas redeemable tax-deed. Nacogdoches County (oldest town in Texas; Stephen F. Austin State University) follows the statewide first-Tuesday tax foreclosure pattern via sheriff/constable when orders of sale issue. Nacogdoches CAD (nacocad.org) appraises and supports collections research; Tax Assessor-Collector (101 W Main) issues tax certificates and written statements. Confirm current sale conductor (courthouse vs. any online dual listing) on each notice and with TAC. University rental demand and East Texas timber/oil mix shape inventory quality—inspect for flood, septic, and occupancy issues.
Inherited from Texas rather than researched for Nacogdoches: type, redemption, returns, statute.
