Tax Deed Sale
Please see online auction website for registration details.
Under Florida Statute 95.192(1), a tax deed holder who continuously owns the property and pays taxes for 4+ years generally does not need a quiet title action for marketable/insurable title. To get insurable title sooner, a quiet title action (with a final judgment) is the standard path.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Florida assesses at just value, but Save Our Homes / Amendment 1 caps compress assessed below market on long-held homesteads. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
Two-stage Florida system: (1) the Tax Collector runs an annual tax certificate sale on delinquent parcels (starting ~June 1); (2) if unredeemed, the certificate holder can apply for a tax deed, and the Clerk of Courts runs a separate deed auction for that specific parcel.
