Live deed sale.
All parcels are offered at public auction and sold to the highest bidder. The minimum bid acceptable is the Basic Sale Price which is shown on the list of tax-forfeited land. The Basic Sale Price is equalto the appraised value plus any extra charges for special assessments levied after forfeiture or for hazardous waste control. Only cashier's checks, money orders or certified checks are considered certified funds. Payee on certified funds must read as follows; Brown County Auditor-Treasurer or [name of buyer] Earnest Money shall be paid at the time of registration for the auction. Upon completion of the auction, said Earnest Money will be returned to the unsuccessful bidders. Any successful bidder who does not complete the Closing will forfeit the Earnest Money and the subject parcel will be placed back on the auction list for immediate sale. Registration begins at 8:45 a.m. the day of the auction in the Commissioner's Room of the Brown County Courthouse.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Minn. Stat. § 273.11 subd. 1: "all property shall be valued at its market value." Class rates under § 273.13 are applied afterwards to compute tax capacity and do not reduce the assessed value. The estimated market value is also what § 282.005 uses to set the opening price at a tax-forfeited sale. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
