The 2026 St. Louis County Real Property Tax Sale will be conducted by sealed bid. Only sealed bids will be accepted. Bidders: You are bidding on a tax lien certificate for properties with three or more years of delinquent taxes. This is different than an outright home purchase - you will not have immediate ownership or access to the property. Be sure to carefully research the property and applicable redemption period prior to bidding - all sales are final. Potential bidders: Please download, complete, and submit the notarized registration form to the Collector’s Office along with a current verifiable picture identification. “Out-of-state buyers” must appoint a resident of St. Louis County as the non-resident’s agent and include a notice of such appointment with the Collector at the time of registration. The notice must be signed by the buyer and notarized. We encourage anyone participating in the 2026 Annual Tax Sale to complete and return their registration form as soon as possible. Tax sale forms, instructions and listings are posted below. Listings are subject to change without notice. Once you have been registered, you will receive an email confirmation with your assigned bidder number and instructions on how to place a sealed bid. There will be no changes in registration made after the fact, except for a properly noted assignment of the certificate of purchase. Upon receipt of your bidder number, you may submit sealed bids to the Collection Division’s drop box located in the street level lobby of 41 S. Central Avenue, Clayton, MO 63105. Please be sure to clearly mark your envelope “Tax Sale Bid” and write your bidder number on the envelope. Handwritten bid forms will not be accepted. The opening bids required for the sale of properties will be the total unpaid taxes and other necessary costs accrued against each property. An additional fee of $27 will be added to all parcels sold at the time of sale to cover the costs of recording the certificate of purchase. Bidders are committed to their bids, and payment must accompany the sealed bids. At the Collector's discretion, certified funds (cashier’s check, money orders or business checks if registered as a business) may be accepted. Sealed bids must be submitted to the Collection Division’s drop box in the street level lobby at 41 S. Central Ave., Clayton, MO 63105, beginning Friday, August 21, 2026. The FINAL DEADLINE for submission is 5pm CST on Wednesday, August 26, 2026. Bids submitted after 5pm on Wednesday, August 26, 2026, cannot be considered. The winning bids will be published on St. Louis County’s website after the bid evaluation process has been completed and documented. All SALES ARE FINAL and will be made to the highest bidder. Please read the bidding instructions carefully before submitting a bid form and note that lists of properties may be subject to change without notice.
After redemption expires and deed issues, quiet title is commonly used to obtain insurable title on Missouri tax-sale property.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — RSMo 137.115(5)(1) assesses real property by subclass as a percentage of true value in money: residential 19%, agricultural and horticultural 12%, and utility, industrial, commercial and all other 32%. This entry uses the residential rate. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
Missouri collector tax sale: parcels with three or more years of delinquent real estate taxes are offered beginning the fourth Monday in August (2026: August 24). St. Louis County runs a sealed-bid process (not live open outcry) for certificates of purchase — you buy a tax lien certificate, not immediate fee title. First/second/third offering structure applies under RSMo Ch. 140; post-third offerings can later be purchased under separate rules. Nonresidents must appoint a Missouri agent. Notarized bidder registration + photo ID required; $27 recording fee added per parcel at sale. City of St. Louis (independent city, FIPS 29510) runs a separate Sheriff land-tax sale program — do not confuse the two.
