Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Kansas Constitution art. 11, § 1: real property is assessed uniformly by subclass — residential including multi-family at 11.5%, vacant lots 12%, not-for-profit 12%, commercial and industrial 25%, land devoted to agricultural use 30% of agricultural income value, public utility 33%, and all other urban and rural real property 30%. This entry uses the 11.5% residential rate. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
Kansas judicial tax-sale (redeemable deed path via District Court foreclosure, not certificate investment). Unified Government of Wyandotte County/Kansas City, KS Delinquent Real Estate Division forecloses parcels delinquent 3+ years (homestead), 2+ years (commercial), or 1+ year (vacant/abandoned). Court decrees taxes a first lien and orders public sale. UG holds two public auctions per year (historically Memorial Hall, 600 N 7th St — confirm current venue; doors often 9 a.m., auction 10 a.m.). Advance bidder registration required. Winning bids historically due same day by ~4:45 p.m.
Inherited from Kansas rather than researched for Wyandotte: type, redemption, returns, statute.
