Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — AS 29.45.110(a): the assessor assesses property at full and true value as of 1 January, which the statute defines as "the estimated price that the property would bring in an open market and under the then prevailing market conditions in a sale between a willing seller and a willing buyer both conversant with the property and with prevailing general price levels". No ratio or classification is applied. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
Practically often required for marketable/insurable title after municipal tax-foreclosure deed, especially if federal liens or boundary issues exist.
Alaska municipal tax-foreclosure then sealed-bid resale. Municipality of Anchorage (MOA) Real Estate Services forecloses long-delinquent real property taxes/special assessments, issues Clerk’s Deed after redemption expires, then sells MOA-owned tax-foreclosed parcels by sealed bid. 2026 primary sale June 24, 2026; second 2026 sale scheduled September 16, 2026. Properties AS IS/WHERE IS; litigation guarantees in Property Profiles are not title insurance. Excess proceeds claimable by former owners within 6 months (AS 29.45.480).
Inherited from Alaska rather than researched for Anchorage: type, redemption, returns, statute.
