Tax Deed sale
To participate in a Tax Deed Sale auction, arrive at the courthouse 15 minutes before the auction is scheduled to begin. You will need to check in with the Clerk in the Recording Department. There is no preregistration required in order to participate in the bidding. Successful Bidder: If you win the bid, the successful high bidder will be required to pay a non-refundable deposit equal to the greater of the 5% of the final bid or $200 AT THE TIME OF THE SALE. Payment must be made by cash or certified funds. Personal checks and credit/debit card will NOT be accepted.
Under Fla. Stat. §95.192, continuous ownership and tax payment for 4+ years after the deed often supports marketable title without suit. For faster insurable title, a quiet title action with final judgment is standard practice.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Florida assesses at just value, but Save Our Homes / Amendment 1 caps compress assessed below market on long-held homesteads. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
