THE REDEMPTION PERIOD DEPENDS ON THE ARREARS, AND THIS ROW ENCODES THE LONGEST. One year at five years' delinquency or less, 180 days above five, 90 days at eight or more, and 30 days for property shown vacant or abandoned (§ 67-5-2701(a)(1)). A deeply delinquent parcel therefore returns capital far sooner than modelled — favourable, but it also means a shorter window in which the 12% accrues.
THE CLOCK STARTS AT THE ORDER CONFIRMING THE SALE, NOT THE SALE. Tennessee sells through the Chancery Court's Clerk and Master, and the period runs from confirmation. Money is committed from the auction; the redemption period begins later. Budget the gap separately — it is in auctionToMarketableMonths and cannot be in maxDays.
Interest accrues on the ENTIRE purchase price, not a minimum bid and not capped (§ 67-5-2701(b)(1)), and it runs from payment until the redemption motion is filed rather than to the end of the period. A premium here earns, unlike Indiana or South Carolina.
Redemption also repays delinquent taxes, penalty, interest and court costs, and the court may award the purchaser amounts expended on the property (§ 67-5-2701(e), (f), (j)). Those are recoverable only on redemption, not if the buyer keeps the parcel.
