NOTICE: We will not take registration on the day of the tax sale. Pre-register by calling tax collectors office 864.467.7050. The successful bidder at the Delinquent Tax Sale must pay legal tender (cash, cashier’s check, certified check) to the County Tax Collector before the close of the Tax Sale. If the successful bidder fails to remit legal tender, he or she is then liable for $300.00 per property, which is collectible by the Tax Collector. The opening bid, submitted for the Forfeited Land Commission, will be equal to all delinquent taxes, penalties and costs due plus the current year’s taxes due. If a defaulting taxpayer has more than one item to be sold, as soon as sufficient funds have been accrued to cover all of the defaulting taxpayer’s delinquent taxes, no further items may be sold.
Commonly required for marketable insured title after SC tax deed; redemption-period cloud and notice issues drive litigation risk.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — S.C. Code § 12-43-220(e): all other real property not otherwise provided for is assessed at six percent of fair market value. South Carolina assesses by property class rather than by county — 4% legal residence (c), 4% agricultural held by individuals (d)(1)(A), 6% agricultural held by corporations (d)(1)(B), 10.5% manufacturing and utility (a)(1). South Carolina tax sale with post-sale redemption. Greenville County Tax Collector holds in-person public auction (typically early November at Greenville Convention Center; 2025 sale Nov 3–4). Opening bid by Forfeited Land Commission equals delinquent taxes + penalties + costs + current year taxes. Successful bidder pays same day in cash/cashier's/certified check. Owner (or mortgagee) has 12 months to redeem with statutory interest ladder (3%/6%/9%/12% by quarter of redemption period, capped). If not redeemed, Tax Collector issues tax deed (not a warranty deed).
Inherited from South Carolina rather than researched for Greenville: type, redemption, returns, statute.
