K.S.A. 79-2804b allows an action to open, vacate, modify or set aside the judgment or order of sale within twelve months of confirmation. It is a defect window, not a redemption — the purchaser earns no penalty for waiting it out, so unlike a redeemable-deed state the wait is pure carry.
YOU DO NOT OWN IT AT THE HAMMER. Title passes on the court's confirmation of the sale, not at the auction. Before confirmation there is no right to possession and no right to collect rent, which matters if the parcel is tenanted.
The redemption is spent before you bid. K.S.A. 79-2401a holds county-bid real estate subject to redemption for one year if abandoned, two for general non-homestead property and three for a homestead; the judicial foreclosure follows only after that, and the last chance to redeem is 5pm the day before the sheriff's sale.
