Notes

Vermont municipal redeemable-deed practice — tax sales are run by individual towns, not by Rutland County government (VT counties have no independent tax-sale function). Within Rutland County check town treasurers/collectors (Rutland City, Rutland Town, Castleton, Brandon, etc.) under 32 V.S.A. Ch. 133. Process, notice, deposit, and redemption details are town-specific. County entry is a pointer only — never treat one town's auction as countywide.

Auction logistics

Municipal (varies by town) — no county-run sale

Frequency

Set by each town under Title 32; confirm with the specific municipal treasurer

Town-specific tax sale rules — cash/certified funds and bidder registration as published in the town's notice. Confirm with the town treasurer/collector before bidding.

Title risk

Liens that survive the sale
Municipal tax sale subject to statutory redemption. Federal liens can survive; verify local assessments, water/sewer, and association liens separately.
Quiet title
Often needed for marketable/insurable title after a Vermont tax sale, especially on occupied rural inventory.

Vermont requires property to be listed at 100% of fair market value. The Department of Taxes publishes a Common Level of Appraisal for every town each year, measuring listed value against equalized fair market value, and a town's CLA is set to 100% in the year it reappraises. From FY26 a Statewide Adjustment — effectively the average level of appraisal for the whole state — is also applied to education tax rates.
