Deposit rules

Must obtain a Statement of No Delinquent Tax from the Brazoria County Tax Office under Tax Code §34.015 ($10 fee; notarized request; mail ≥10 days before sale — not processed sale day). Payment same day: cash, money order, or cashier’s check payable to Brazoria County Sheriff’s Office, exact funds only; personal/company checks only with bank letter of guaranty. Must return with funds by 12:00 p.m. sale day or property may be reoffered; failure can draw a court motion for fine.

Title risk

Liens that survive the sale
HOA/POA liens can survive if the association was not properly joined/notified. Federal tax liens survive (IRS rights). Post-judgment taxes and unjoined municipal liens may remain — search deed records and BCAD before bidding. Sheriff’s deed is without warranty.
Quiet title
Not legally mandatory, but title companies generally require quiet title before insuring because of statutory redemption (homestead/ag up to 2 years; others ~180 days) and possible unjoined lienholders.
