Deposit rules

No advance deposit. Obtain a Written Statement Regarding Delinquent Taxes / bidder certificate from the Bexar County Tax Assessor-Collector ($10 fee; allow ~10 business days; valid 90 days). Register with the Sheriff's Judicial Services office (200 N. Comal) the week before the sale and the Monday before — day-of registration is not allowed; re-register each sale. Payment: exact cashier's check or money order payable to Bexar County Sheriff's Office due the day of sale (up to ~2 hours after). Failure to pay can ban bidding for one year.

Liens that survive the sale
HOA/POA liens can survive a Texas tax sale if the association recorded its lien and was not properly joined/notified in the foreclosure suit. Federal tax liens survive. City code-compliance liens not included in the tax judgment are not extinguished by the sale — research with City Code Compliance and deed records before bidding.
Quiet title
Not legally mandatory, but title companies generally require a completed suit to quiet title before insuring, because of statutory redemption rights and possible un-joined lienholders.
