Notes

South Carolina redeemable tax-deed county. Cherokee County Delinquent Tax Office (Gaffney) runs an annual public auction at 110 Railroad Ave after execution, seizure, and three consecutive weekly newspaper ads. Opening bid is submitted for the Forfeited Land Commission equal to all delinquent taxes, penalties, costs, plus current-year taxes. Registration is online-only and must be redone every year (2025 cycle: last registration day Dec 4, 2025; sale historically early December — e.g. Dec 8, 2025). 12-month statutory redemption with tiered interest (3%/6%/9%/12% by quarter). Do not confuse with Cherokee County, TX (mvbataxsales listings) or Cherokee County, NC judicial foreclosures.

Auction logistics

Format

In-person public auction (online pre-registration required)

Frequency

Annually in early December after three weeks of newspaper advertisement; confirm exact date and registration window each fall

Deposit rules

Must pre-register online with a valid driver's license before the published cutoff (no day-of registration). Arrive early for bidder placard; late arrival can bar participation even with a number. Successful bidder pays the full bid amount in cash, cashier's check, certified check, or money order by 5:00 pm sale day. Failure to pay: $500 liability per property collectible by the Tax Collector. No partial payment / financing.

Title risk

Liens that survive the sale
Tax deed is subject to the 1-year SC redemption right (interest tiered by redemption quarter, capped at the Forfeited Land Commission opening bid). After redemption expires and tax title issues, most private liens are cut off, but federal tax liens and some assessments can survive. County does not warrant quantity, quality, or title — buyer beware.
Quiet title
Tax title is not a warranty deed and can be challenged; banks often will not lend on raw tax titles. Quiet title (or equivalent) is the practical path to insurable resale title after the redemption period.
