Notes
New Jersey municipal tax-lien county (N.J.S.A. 54:5). Sussex County does not hold one countywide tax sale — each municipality (Vernon Township, Sparta, Hopatcong, Newton, Hardyston, etc.) runs its own annual tax sale for delinquent taxes and municipal charges. Typical format is bid-down from 18% interest; certificate holders generally wait 2 years then foreclose in Superior Court. Vernon Township is the largest municipality. County Sheriff foreclosure sales (mortgage) are a separate channel (Historic Courthouse schedule). Skylands / northwest NJ market.
