Missouri collector tax sale: parcels with three or more years of delinquent real estate taxes are offered beginning the fourth Monday in August (2026: August 24). St. Louis County runs a sealed-bid process (not live open outcry) for certificates of purchase — you buy a tax lien certificate, not immediate fee title. First/second/third offering structure applies under RSMo Ch. 140; post-third offerings can later be purchased under separate rules. Nonresidents must appoint a Missouri agent. Notarized bidder registration + photo ID required; $27 recording fee added per parcel at sale.
