Notes

Minnesota tax-deed (forfeiture) county — not a tax-lien auction. After ~3-year pre-forfeiture redemption (Minn. Stat. ch. 279–282), unpaid parcels forfeit to the State of Minnesota in trust; Anoka County Property Tax / Property Records manages classification and public sales. Sales are AS IS with no buildability warranty; delinquent taxes/assessments at forfeiture are generally canceled. Public offerings use online auction via Public Surplus and/or sealed bid; unsold parcels may be over-the-counter. 2024–2025 legislation reformed surplus-proceeds handling after Tyler-style constitutional scrutiny — confirm current minimum-bid / surplus rules on the county packet. 2025 initial public sale (A1) and subsequent sale (A2) published; check Available Properties page for live inventory.

Auction logistics

Format

Online (Public Surplus) and/or sealed bid; OTC after auction

Frequency

Periodic public sales when inventory is classified (not a fixed monthly calendar); email Proptax@anokacountymn.gov for sale notices

Deposit rules

Per sale info packet: register on Public Surplus for online auctions; each parcel has a minimum starting bid and sells to highest bidder. Payment terms, timing, and any deposit are in the county Tax-Forfeit Land Sale Information Packet and the specific auction listing. All sales final; no refunds/exchanges. Bidders should confirm they have no conflicting county eligibility issues before bidding.

Title risk

Liens that survive the sale
Post-forfeiture deed is from state/county process; research federal tax liens, environmental issues, access/easements, and post-sale special assessments. County disclaims buildability and ordinance compliance. Surplus equity claims by former owners/lienholders may apply under reformed MN statute.
Quiet title
Many buyers and title insurers still require quiet title or extended seasoning before free-and-clear marketable title on tax-forfeited deeds — budget legal cost and time before resale/finance.

Minn. Stat. § 273.11 subd. 1: "all property shall be valued at its market value." Class rates under § 273.13 are applied afterwards to compute tax capacity and do not reduce the assessed value. The estimated market value is also what § 282.005 uses to set the opening price at a tax-forfeited sale.
