Notes
Massachusetts tax-title is municipal, not a single county auction (M.G.L. c. 60). Berkshire County cities/towns (Pittsfield, North Adams, Great Barrington, Adams, Dalton, etc.) take tax title via tax taking or collector’s sale, may assign tax titles at public auction (bid-down interest historically from 16%), and later auction Tax Possessions after Land Court foreclosure of the right of redemption (~6 months before foreclosure petition can start, then Land Court timeline). Northern, Middle, and Southern Berkshire Registries of Deeds are separate. No centralized county tax-deed mega-sale — track each municipal treasurer. Western Mass / Berkshires tourism and medical employment.

M.G.L. c. 59, § 38 requires assessment at full and fair cash valuation, with no classification ratio applied to the assessed value. The Department of Revenue certifies each municipality's values on a five-year cycle, with interim-year adjustments between certifications.
