Title risk

Liens that survive the sale
Buyer receives a tax sale certificate (lien), not the property. Other liens remain until foreclosure of the right of redemption. Federal tax liens and subordinate interests require counsel review before foreclosure investment.
Quiet title
After foreclosure judgment and deed, insurers may still require quiet title or curative work depending on notice and occupancy. Foreclosure of redemption is the primary court path.
