Liens that survive the sale
Tax lien certificate is not free-and-clear title. Mortgages and other liens generally remain until statutory redemption/adjudication/foreclosure path completes under LA R.S. Title 47. Federal liens require independent search. Confirm 2026 post-reform interest and redemption rules before capital deployment.
Quiet title
After certificate matures and investor perfects ownership/adjudication path, quiet title or curative work is commonly required for insurable marketable title in Louisiana tax acquisitions.
