Notes

Idaho tax-deed county — not a tax-lien certificate state. Canyon County takes tax deed on properties delinquent more than three years, holds a tax-deed hearing (e.g. Nov 5 cycle noted on treasurer page), then live public auction of the county’s interest. Auction is in-person only (Commissioners’ Meeting Room pattern). High bidder pays certified funds day of auction; county conveys by quitclaim deed without warranty. Prior owners may redeem until the property is offered at auction. Excess proceeds (after valid claims) go to Idaho State Treasurer unclaimed funds (SB 1347a).

Auction logistics

Format

In-person

Frequency

When inventory exists after tax-deed hearing (notice in Idaho Press ~2 weeks prior and on county main page). Not a fixed monthly retail calendar — monitor Treasurer tax-deed page.

Deposit rules

Must be present to bid. Highest bidder obligated to purchase at bid price and tender certified funds same day. Board may reject any/all bids. Recording and research costs are buyer’s responsibility.

Title risk

Liens that survive the sale
Quitclaim of county’s interest only — not guaranteed clear title. Many parcels are non-viable or landlocked; research by legal description. Federal liens, easements, and access issues require independent search. County does not guarantee accessibility or usability.
Quiet title
Practically required for marketable/insurable title after Idaho tax-deed quitclaim.
