Register on duval.realtaxdeed.com and post non-refundable deposit of 5% of bid or $200 (whichever greater) by 4:00 p.m. the day BEFORE the sale (ACH on RealAuction preferred; cashier's/certified/money order or wire also accepted if credited by deadline). Balance + recording/doc stamps due by 4:00 p.m. the next business day. Failure forfeits deposit and can ban future bidding.

Governmental liens and judgments survive the tax deed and are only partially satisfied from overbid monies if available; unsatisfied governmental liens remain against the property. IRS liens retain federal redemption rights. Clerk explicitly warns to research liens, zoning, and covenants before bidding.
Quiet title
Under Fla. Stat. §95.192, continuous ownership and tax payment for 4+ years after the deed often supports marketable title without suit. For faster insurable title, a quiet title action with final judgment is standard. Professional title search and quiet-title costs are the buyer's responsibility.
