Kent County Sheriff conducts Monition Tax Sales for unpaid county/town taxes and water/sewer roughly quarterly — January, April, July, and October on the last Tuesday of the month at 10:00 a.m. at the Kent County Administrative Complex, 555 Bay Road, Dover (Levy Court Chambers). Separate from general mortgage foreclosure sheriff sales. Redeemable deed-style process: ~60-day redemption counted from court confirmation (first Friday after first Monday of following month), not sale date. Buyer later obtains sheriff-signed deed via counsel.

Deposit rules

Monition sales: $2,000 certified funds/cashier’s check/money order required at bidding for EACH property purchased; balance due by 2:00 p.m. same day at Sheriff’s Office. If owner redeems within ~60 days from confirmation, buyer receives bid back plus 15%. Buyer’s attorney prepares deed for Sheriff signature after redemption window.
