Deposit rules

In-person registration morning of sale with $2,500 refundable deposit (cash or cashier’s check payable to Placer County Tax Collector; no personal checks). Unsuccessful deposits refunded at end of sale. Full payment including transfer tax and recording fees due at sale (cashier’s check). Purchases over $5,000 may allow credit plan: 10% of bid or $5,000 (whichever greater) at sale, balance within period set by tax collector (max 90 days) or deposit forfeits.

Title risk

Liens that survive the sale
A California tax deed conveys free of most liens existing before the sale, but federal tax liens survive (IRS 120-day post-sale redemption), as do taxes/assessments that become payable after the sale. Bonds/assessments levied by other agencies may remain.
Quiet title
Not a statutory prerequisite, but practically required — most CA title insurers will not insure a tax-deed property without quiet title (commonly 3–6 months, $3,000–$8,000+) or extended waiting after recording (county notes insurers may wait a year+).
