Notes
Arkansas tax-deed system administered statewide by COSL — not a county-run auction. Jefferson County (Pine Bluff / White Hall / SE Arkansas) certified delinquents are sold at regional public auctions at the Pine Bluff Convention Center and then post-auction / online residuals. COSL catalog lists Jefferson sale windows in summer (e.g. Aug 11, 2026 10:00 a.m. class at Pine Bluff Convention Center banquet halls; press notices have also cited early-August dates — always verify live cosl.org catalog). Effective July 1, 2023, parcels sold through COSL cannot be redeemed after sale. Recent prior auction sold hundreds of parcels for >$570k. Sold AS IS.

Arkansas assesses real property at 20% of true, actual or market value (A.C.A. § 26-26-303(c)); § 26-26-304 fails a county whose ratio study falls outside 18–22% of full fair market value. Measured across 1,669 Arkansas parcels carrying both figures, assessed/market was exactly 0.2000 on every one.
