Notes

Arizona tax-lien county. Pinal County Treasurer holds an annual online tax lien sale each February (e.g. Feb 12, 2026 at pinal.arizonataxsale.com via RealAuction). Liens sold in hourly batches; bidding is bid-down from 16% statutory max interest. Certificate is not ownership or possession; owner may redeem anytime; after 3 years lien holder may foreclose under A.R.S. §42-18201. County also lists some state tax-deeded parcels separately.

Deposit rules

Register and submit initial deposit via Wire or ACH through RealAuction at least one day before the sale. No deposits at Treasurer’s office. All sales final. See Treasurer Tax Lien Sale Information Booklet for batch close times (first group ~8:00 a.m. MST through final ~4:00 p.m.).

Title risk

Liens that survive the sale
Tax lien certificate is not ownership. On later foreclosure/deed, federal tax liens can survive; HOA, special district, and irrigation-district assessments require parcel-level research in fast-growing desert markets.
Quiet title
After judicial foreclosure of the lien and deed, title insurers commonly require quiet title or extended seasoning before insuring marketable title.
