Notes

Alabama tax-lien certificate county (not a deed sale). Dale County Revenue Commission sells unpaid ad valorem tax liens online via GovEase under Ala. Code Title 40 Ch. 10 Art. 7 (county elected lien sale path after Act 2018-577). 2026 auction for unpaid 2025 taxes: April 14, 2026 on GovEase; registration began March 13, 2026; First Right Claims window March 13–April 9. Bidding is lowest interest rate starting at 12%. Full payment due within one hour of auction close. Certificate mailed within ~10 business days. Unsold liens may be available over the counter. Ozark / Fort Novosel (Army aviation) market — military-adjacent demand and small-city inventory.

Pre-register on GovEase before the sale (2026 registration opened March 13). Payment by debit/credit, cash, or certified funds due within one hour after final auction close. Title risk

Liens that survive the sale
At the certificate stage the buyer holds a lien, not clear title — owner redemption extinguishes the certificate. Other encumbrances remain; tax liens take priority but do not extinguish covenants or easements. After a tax deed issues following foreclosure, most private liens are cut off, but federal tax liens (IRS 120-day post-sale redemption) and some governmental assessments can survive.
Quiet title
Practically recommended after a tax deed issues. Title companies often require a quiet title action (or the equivalent judicial confirmation path under Ala. Code Title 40) before insuring for resale.
